Simon who has being make a firm and steady progress in the world of professional golf first made his mark on the global golfing stage with his joint sixth place in the 2007 US PGA Championship, his first top ten in a Major, following his two victories the previous season. He narrowly missed out on adding to those victories in 2007 when he lost out in a play-off to Justin Rose in the season-ending Volvo Masters. Best placed finish off 2008 came at the Maybank Malaysian Open, where he finished third. Simon comes from a family sporting family, his grandfather was a jockey; his father, John, is a bookmaker and his uncle, Terry, played in Tottenham&apos;s double-winning team in 1960-61. 	       						<description>Ryanair states that the cost of fuel coupled by the constant battle for cheap seats has eaten into profits and Michael O&apos;Leary even went as far to say that only four major air operators would survive the current crisis, so where does that leave thousand of overseas home owners? While announcing these dramatic figures Ryanair also opened up several new routes from the UK to Malaga, in total another 240,000 extra seats from London, Birmingham, Glasgow and Edinburgh. Already 30,000 seats have been sold since going live on line recently, and as Ryanair, just like every other company is shoring its bets to ride out the economic crisis in the most &amp;lsquo;profitable&apos; manner possible so they are looking towards tried and tested markets which will ride the storm more smoothly rather than emerging locations such as Bulgaria, Croatia, and Latvia. Steadfast routes into locations such as France, Spain and Turkey will go largely unaffected by the crisis whereas emerging markets which have not quite developed the supporting infrastructure which is needed, such a airports, roads, and other local essential facilities will be left with that &amp;lsquo;almost complete but not quite there yet...&apos; feeling as bank funding dries up and leaves the investors out in the cold.
So what makes Spain so popular with the holiday makers and therefore the budget airlines? As the cost of fuel spirals, the knock on effect is the obvious increase in flight tickets costs. Therefore it makes more sense to holiday closer to home rather than making five hour flights to the other side of Europe. As always when money is tight the first thing to go are the luxuries, and holidays are a luxury, multiply that with a typically family of four and the costs begin to add up. So taking a short break in Spain which is less than three hours from London and other major Northern European cites is a much more economical option.
One of the key factors for people who are looking to buy luxury homes in spain, is ease of access to that property. There is no point in owning a holiday home aboard if you can only use it once a year for the annual two week break from the office. What people are looking for is the pack-a-bag on Thursday, head to the airport on Friday evening and be in a milder climate by 9pm that same night, then leave on Sunday or even catch the first flight on Monday morning and straight back into the office. Owning a property on the Costa del Sol affords you this luxury. Take it any further and distance begins to restrict your movements. The airline companies are aware of this and as they look at the demographics of their passengers and see why they are travelling they will increase supply to meet demand.
&amp;lsquo;A mature market, as opposed to an emerging market&apos; this is a typical phrase used to describe the Spanish property market. Spain&apos;s property market reached its peak while other countries where just about to break ground for the first time. The stage of the market lays open a very good argument for why Marbella is such a popular destination now as the credit crunch bites us all. For those who already own a property in the right location they will hold their value and for those who are coming to purchase they will find excellent properties at more reasonable prices. Though the words &amp;lsquo;Distressed Sales&apos; are bantered about, the truth of the matter is that distressed properties do not necessarily exist. You simply don&apos;t get something for nothing and as most bank repossessions actually are dealt with by the banks are not offered to the general public, it&apos;s a closed door affair where the banks rely on a net work of fast moving companies which can make decisions transfer funds and purchase assets without the hassle that the individual buyer must face. Thus making a problem smaller and more easily removed.Secondly most developers are adamant that they would prefer to give the property to the bank than see it priced at 40% less than its proposed value. Of course there are people who are willing to sell at any cost but buyer beware! Units in areas which are over built and with little or no redeeming features meaning that new owners will have only purchased the problem of owning a property in an undesirable location and as well all know the words location, location, location will not replace panic, sell and now!
Quality will always sell and those who are looking for a new home in the Marbella area need to research the area prior to purchase to ensure that they are buying the right property in the right location. There are some good deals out there to be found with reasonable prices and discounts all it takes is a little comparative research and you will be soon enjoying your new home in the sun, with a little saving made on the way there! Not all bad after all, is it?

With sales down by an average 27% this year, and by 45% in Catalonia, you would expect property prices to be tumbling, as they are in Britain and America. Yet according to the Ministry of Housing, they are still rising, by 0.4% on average in the year to September, with increases of more than 3% in coastal provinces such as Valencia, Tarra-gona and Almeria. Deals galore and rising prices &amp;ndash; if true, it would make Spanish property the perfect investment.
So, what is really going on? Can you believe the official statistics, or is Spain turning into the Costa del Bargain? First, it&amp;rsquo;s important to realise that, after Spain&amp;rsquo;s credit-inflated property bubble, even significant price reductions don&amp;rsquo;t necessarily mean bargains, just a return to more reasonable values.
Second, how do you judge a deal in Spain, where you can regularly spot sale boards advertising 50% off? But off what? Off a wildly inflated asking price? Off a dubious mortgage valu-ation? How about prices for comparable properties? Sadly, that&amp;rsquo;s just the kind of information you will struggle to find in a country where a lack of reliable housing market data has always been a problem.
To complicate matters, British buyers have to factor in exchange rates, which have made Spanish property, priced in euros, 10% more expensive over the past 12 months.
Radu Tatar, 39, a university lecturer in Liverpool, has been watching the market for over a year, and sees little evidence of truly great deals. &amp;ldquo;Asking prices in Murcia and Almeria are down about 20%, but they are still way overpriced,&amp;rdquo; he says. &amp;ldquo;Rental yields on the cheapest flats are still only 1% after tax.
Talk of bargains may be premature, but it is fair to say that prices are falling significantly, especially in coastal areas favoured by British holidaymakers and investors. You can get discounts of about 20% off smart new developments on the Costa del Sol, and potentially much more if you are not fussy about what you buy.
This is now &amp;ldquo;real value for money&amp;rdquo;, argues Desmond O&amp;rsquo;Connor, head of Alanda Homes, which develops mid-range and upmarket properties on the Costa del Sol. On the other hand, he warns: &amp;ldquo;Be careful with anything really cheap &amp;ndash; it is cheap for a reason.&amp;rdquo;
While 20% off the asking price may not be quite the bargain it seems, it&amp;rsquo;s certainly the best value in years. And on the most attractive developments along the southern coast, it might not get any better. Those developers who can afford to, at least, will dig in their heels and refuse to budge on price.
There are also developers who are so indebted, they can&amp;rsquo;t drop prices any further without making a loss. &amp;ldquo;You can forget about prices falling 30%to 40% &amp;ndash; I&amp;rsquo;ll give it to the bank before that,&amp;rdquo; said Guillermo Chicote, president ofthe Association of Constructors and Developers of Spain, at a conference last week.
Despite Chicote&amp;rsquo;s macho talk, that&amp;rsquo;s probably what will happen. Dozens of developers, including Martinsa-Fadesa, one of Spain&amp;rsquo;s biggest, have already been forced into administration, causing grief for many British investors who have no property to show for their early-stage payments. It only goes to highlight the risk of buying off-plan in this market: better to snap up something newly built, but already finished.
The outlook for the Spanish property market is not a sunny one. Unless the government steps in and bails out the sector, large-scale repossessions of new developments by the banks look likely. There will be some real bargains when those properties flood onto the market. Unfortunately for those &amp;ldquo;vultures&amp;rdquo; waiting to pounce, that will take time, and much of the stock won&amp;rsquo;t be particularly attractive. After all, who wants a home on a half-built development behind the motorway?
If you are really determined to bag a bargain in Spain, and don&amp;rsquo;t mind a cramped two-bedroom flat looking onto another block in an overdeveloped area of indistinguishable new-builds, then hang on, because prices might plunge. If, however, you&amp;rsquo;re after something special, such as one of the 12 houses on the La Almu&amp;ntilde;a estate, near Gaucin, in the hills behind Estepona, you will have to pay good money &amp;ndash; if you are lucky enough to find one on sale.
What about the mainstream resale market, where private vendors often have more room for manoeuvre on price &amp;ndash; any steals there? Well, sadly, many of the people who invested in recent years have large mortgages, putting them in the same bind as developers. There are hundreds, maybe thousands, of British investors who can&amp;rsquo;t sell up in Spain because of negative equity.
The consensus among agents and developers is that resale prices have fallen by about 20% from the peak; and Santiago Baena, president of the Council of Real Estate Agents of Spain, predicts that the figure will be 30% by the end of the year.
Of course, there is the small risk that the market will roar back to life and deny you a bargain, though I can&amp;rsquo;t think why. If you want to buy now, and you are looking for quality, then you should be able to negotiate at least 20% off last year&amp;rsquo;s prices for both new-build and resale properties. That&amp;rsquo;s much better value, but not the same as a bargain.
